This transaction is a great example of how owner financing can be very beneficial for sellers as well as buyers. My Journey of Discovery
College (Wrong Turn): I've had a passion for real estate since I was a teenager. I wanted to be a general contractor, but my parents convinced me to play it safe and go for a degree in accounting. (Ugh) It didn't take me but one tax season to figure out that I wanted more out of life than sitting behind a desk eight hours a day, sorting through other peoples' paperwork and crunching their numbers. The work wasn't rewarding or challenging. It definitely was not for me.
Corporate World (Another Wrong Turn): Then I went to work for Piedmont Airlines and worked my way up to management. It was a good job as jobs go, but I still wanted more.
Following My Passion: I got my real estate sales license, worked under a broker, sold a couple houses, bought and made the commission on 10 rentals using the No Money Down training from Carlton Sheets. (Since then I've trained with lots of other experts. Yes, the methods they teach really work...IF you work them!) When USAir bought Piedmont Airlines and they combined management, I took the severance package. I worked as an office assistant and then office manager at two real estate firms. I wanted something more rewarding and challenging. I wanted to be able to spend more time with my children and enjoy life more.
Back to College on the Right Path: I wanted a business of my own. I went to night school for real estate appraisal. I landed a job at an appraisal firm, passed the appraiser trainee exam, completed my internship, passed the certified general real estate appraiser exam so I could appraise any property, residential or commercial, on my own. In 2005, I'd gathered the knowledge and experience I needed. It was time to spread my wings. I started my own appraisal business so I could choose my assignments, set my own schedule and double my income without doing any more work because I wouldn't have to split the appraisal fee. The appraisal business is a good fit for me. It provides variety and challenge because no two properties are the same. I can take time off to enjoy life when I want.
Something Was Still Missing: I still wanted more...so I've started investing again. I purchased four townhouses in December of 2014 out of foreclosure at about 60% of their value. I'd like to help other people cash in on some great deals. I've been blessed to be able to find career paths that fit me so well and that I really enjoy. Now I want to pay it forward and use my knowledge, skills and experience to help people turn their dream of owning a home or investment property into reality.
Audrey is a lot like me in that she wants a career she can enjoy; one that she finds rewarding, challenging, full of variety and allows her the flexibility to take time to enjoy life more and take care of her home and family. She went to college for a few years, changing her major a couple times. She graduated with a degree in the medical field about the time the medical industry was drastically changed due to all the new health care and insurance regulations. In spending time with me and taking some real estate training with me, she developed an interest and a love for the variety and challenges involved in real estate. She completed her brokerage class and passed her national and state tests with flying colors. I'm very proud of her because that's not an easy task. It can be very stressful without the committed assistance of a real estate professional trained in all aspects of the investment and capable of exploring all the options available to you. We will start by referring you to a mortgage lender to see if qualify for traditional financing. If you can't qualify, we'll gather information on your specific financial situation, work though a budget with you, determine how much you have for down payment and how much you can safely afford as far as monthly housing costs. Then we'll discuss the area you'd like to live in, the type of home you'd prefer, the number of bedrooms and bathrooms you need and other amenities you'd like to have in your new home. When we have all this vital information, we'll begin our search for the home that gives you the best value for your money. Once we find homes that meet your cirtieria, we'll tour the homes and you select one that's right for you, we'll make an offer, asking for creative financing that fits your budget and the negoiations begin. If you can qualify for a traditional mortgage, then your possibilities are only limited by the amount you can qualify for. Even if you can;t qualify for a mortage, there is still hope with creative financing.

We'll make the initial contact with the owners, financial institutions or attorneys, ask all the pertinent questions, do all the research in public records, do a preliminary inspection, get a contractor to provide an estimate if repairs are needed and prepare preliminary income projections. We'll negotiate a fee with the investor depending on how much of this work they want us to do.

Creative Solutions to the Unique Challenges of Today's Real Estate Market
During years of training in various aspects of real estate, I've accumulated and applied a lot of knowledge that has proven very useful in providing solutions to the challenges in the real estate market. One of the biggest challenges I've seen is the general public's lack of knowledge when it comes to how to purchase a home or investment property. So many people think they have to have a minimum of 10% down for a residence and 20-30% down for investment property. They also think they have to have perfect credit or there is no hope of them purchasing a property. This isn't the case, there are programs available that require as little as 3%, sometimes even 0% down. If you don't have perfect credit, a mortgage broker who is in the business to actually help people is happy to provide you with very specific instructions on how to improve your credit within a few months or a year or so. Even if you're credit is really bad, you still have options as long as you have a good, steady income and a little money for a down payment. I have purchased 10 rental properties and 2 homes without a mortgage. Every purchase, except for one was with no money down with creative financing techniques. These creative financing techniques are even more useful today with the tight lending restrictions. I didn't even apply for my first mortgage until I was 50 years old when I purchased four townhouses in foreclosure with absolutely none of my own money down. In real estate, the possibilities and opportunities are nearly endless if you know how to negotiate and structure your transactions. Our team has a wide range of knowledge and experience.
